Termite Treatment Melbourne

If termites have been found, the priority is containing the activity without disturbing it, then treating the colony rather than only the timber it has reached. Tom’s Pest Control Melbourne handles termite removal and ongoing control across metropolitan Melbourne for homes, rental properties, commercial premises and strata buildings.

Do not spray termites, break open damaged timber or cover the area.

Disturbing active termites makes them abandon visible workings and retreat deeper into the structure, which makes the colony harder to locate and treat. Leave the site untouched and call (03) 9034 5957.
Termite Treatment Melbourne

When Treatment Is Required

Treatment is required when live termites are confirmed, or when an inspection finds workings that show a colony is currently active nearby.

Damage on its own does not mean treatment. Timber can carry old damage from a colony that has already been treated or moved on. Confirming whether activity is current is what decides between treatment now, monitoring, or a follow-up inspection.

Confirming that comes from a termite inspection.

Signs That Usually Mean An Inspection Is Needed

  • Mud leads on piers, slab edges or brickwork
  • Timber that sounds hollow or papery when tapped
  • Skirting, architraves or door frames that have swollen or stiffened
  • Discarded wings on sills after a warm, still evening
  • Soft or sagging patches in floors, or bubbling paint
  • Live termites, often called white ants, in timber or soil

Most structural damage in Melbourne comes from Coptotermes acinaciformis, a subterranean species that nests away from the building and reaches it through concealed mud leads. That is why the entry point, not just the damaged timber, has to be found.

If We Find Termites

The sequence is deliberate, and the order matters.

Leave it alone

The workings are left undisturbed. Spraying or opening them scatters the colony and reduces what a treatment can achieve.

Full assessment

Extent and location of activity, species where determinable, and construction type.

Conducive conditions

Moisture sources, timber-to-soil contact and breached treated zones, because these are what allowed entry.

Treatment plan

Selected against the findings, not a template. Sets out the treatment type, expected timeline and any instructions for people in the building.

Written quote

A fixed written quote is issued before work is scheduled.

Treatment

Carried out by our licensed termite exterminators.

Choosing a Treatment

The method depends on the species, building design, soil, moisture conditions and how far the activity has spread. A localised treatment suits contained activity in one area. Where the nest cannot be located, or the risk spans the property, baiting or a property-wide approach is recommended.

The right method for a 1920s weatherboard is rarely the right method for a new brick veneer home. Original stumps, restricted subfloors, heavy landscaping against the walls and previous treatments that have since been breached all change what is practical. Your technician explains which applies to your property, and why, before work begins.

Treatment Methods

Baiting

Stations that carry bait back to the colony. Explained in full below.

Chemical soil treatment

A treated zone around and under the building. See our termite barriers page for chemical and physical options.

Dusting and foam

Localised treatment for accessible activity, used where appropriate as part of the plan.

Monitoring systems

Stations that give early warning of new activity between inspections.

Termite Baiting Explained

Baiting works on the colony, not the termites you can see. Stations go into the ground around the property, or fix over active workings, and hold a material termites carry back to the nest.

It is slow-acting by design, so foragers share it through the colony before it takes effect. A fast-acting product would kill the termites at the station and leave the colony intact.

It suits properties where the nest cannot be located, where construction makes a soil treatment impractical, or where the owner prefers a lower-chemical approach. Because colony elimination happens over weeks, stations are serviced on a schedule rather than treated as one visit.

Chemical Soil Treatments

A chemical soil treatment creates a treated zone in the soil around and under the building. Termites crossing it pick up the product and carry it back into the colony. Where a perimeter is hard to re-treat later, a reticulation system can be installed so the zone can be replenished without re-trenching.

Whether it suits your property depends on the perimeter, the construction and the access. A slab-on-ground home, a home on stumps and a home with paving against the walls each present a different problem, and the zone has to be continuous to work.

Where Termidor suits the property, our Termidor termite treatment page explains how it works. Soil treatment to an existing building is carried out to AS 3660.2. New builds and extensions are protected at construction stage under AS 3660.1, covered in our pre-construction termite barriers guide.

How Long Does Termite Treatment Take?

Most treatments are completed in a single visit. Your technician confirms the time when the plan is issued.

Treatment type Typical time on site What is involved
Localised treatment 1 to 2 hours Dusting or foam applied directly to accessible activity in one area.
Baiting system installation 2 to 4 hours In-ground stations set around the perimeter, and above-ground stations fixed over active workings where present.
Full perimeter soil treatment Most of a day Trenching around the perimeter, drilling and reinstating paved or concreted sections, and treating the soil beneath.
Combination treatment Varies Where a property needs both stations and a partial soil treatment, the plan sets out the sequence and the total time.

What Changes The Timeline

Two properties needing the same method can take very different times. What moves it most:

  • The perimeter length of the building
  • Whether the subfloor is accessible, and how restricted
  • How many separate areas of activity were found
  • How much of that perimeter is paved, decked or concreted
  • Construction type, slab-on-ground against stumps

A price quoted before anyone has seen the property is a guess, and the customer usually absorbs the difference.

Returning to Treated Areas

For most treatments there is no need to leave your home.

External soil treatments

Stay at home throughout. Keep people and pets off the treated soil until it has dried, typically a few hours.

Baiting station installation

No restriction on the house. Stations are locked and installed below ground level or fixed to the structure.

Internal dusting and foam

Applied into wall voids and directly into workings, not onto surfaces you touch. Your technician says if a room needs to be kept clear, and for how long.

Tell us beforehand if your household has particular requirements, such as young children, a pregnant occupant, an aviary, a fish tank or a beehive.

How Long Elimination Takes?

Colony elimination is not the same as the treatment visit.

A baiting programme works over weeks to months, depending on colony size, season and how quickly the stations are found. Melbourne colonies are slower over the cooler months.

A chemical soil treatment works differently. Protection begins once the zone is complete, while any activity already inside the structure is addressed separately.

The monitoring schedule confirms it is working, not a date on a calendar.

Not sure which termite treatment your property needs?

The method depends on the species, the construction and where the activity is. An inspection establishes all three, and the plan follows from what it finds.

Termite Control Melbourne

Treatment resolves the activity that is present. Termite control is what keeps the property protected afterwards.

Termite Control Melbourne

Why Control Is Ongoing?

According to CSIRO research, 1 in 3 Australian homes will be affected by termites within the economic life of the structure, and termite damage is often excluded from standard home insurance policies, so check your individual policy.

Termite control is ongoing, not a one-off job. We regularly find fresh activity where a garden bed, path or deck has been built over a treated zone since the last visit. The zone only works while it stays continuous.

Post-Treatment Monitoring

The property is monitored on a schedule set by its risk, the method used and any warranty conditions. This confirms the treatment is working and catches new activity before it establishes.

Where stations are installed, they are the monitoring. Where a soil treatment was used, it is periodic inspection of the treated zone and the building.

Keeping Termites Out

Treating activity without fixing the conditions that allowed it only buys time. What matters most on Melbourne properties:

  • Keep garden beds, mulch and paving below the weep holes and slab edge
  • Fix leaking taps, downpipes and hot water overflow
  • Keep subfloor vents clear and unobstructed
  • Store firewood and timber off the ground, away from the building
  • Avoid timber-to-soil contact at stumps, posts and retaining walls
  • Tell us before adding paving, decking or landscaping to a treated property

How Treated Zones Get Breached Landscaping added after treatment is the most common cause. New garden beds, a concrete path, a deck extension or a rainwater tank slab will each interrupt a treated zone.

The owner rarely realises the connection until activity reappears, which is why we ask to be told before work is done around a treated property.

Termidor Warranty

Termidor Accredited Applicator

Structural damage cover up to $2 million

Treatments using genuine Termidor from an accredited applicator make the property eligible for the Termidor Assurance Warranty, covering structural damage up to $2 million.

Keeping it active depends on meeting the inspection and warranty conditions. Tell us before you landscape, as above.

Commercial and Strata

Treatment is planned around access, trading hours or tenant notice, and coordinated with the owner, manager or owners corporation. Inspection and reporting sits under one schedule for the whole property.

What We Monitor

Three patterns come up often enough on Melbourne properties to be worth knowing before treatment is scheduled.

What gets monitored after treatment

The original activity site first, since that shows whether the treatment reached the colony. Then any point where the zone could have been disturbed, and any moisture source not yet fixed.

Why disturbed activity complicates treatment

Where the workings have been sprayed or opened before we arrive, the termites abandon that area. The activity does not stop, it relocates somewhere less visible, and the treatment works from less information.

What makes recurring activity likely

The properties we return to are the ones where the moisture was never fixed. A damp subfloor, a persistent leak or a blocked vent keeps conditions favourable regardless of what was applied.

How Much Does Termite Treatment Cost in Melbourne?

Cost depends on the method, the property size and construction, the extent of activity and how accessible the soil and subfloor are. A fixed written quote is issued after the inspection. Our termite treatment cost page sets out what influences the price.

Real Treatment Work

Weatherboard Home in Northcote

An inspection at an inner-suburb weatherboard home on original timber stumps confirmed active subterranean termites in a bearer and adjoining floor joists. The owner had noticed a soft patch in the hallway floor.

The subfloor was low and restricted, and a paved courtyard ran the full length of one wall, so a continuous soil treatment was not practical without lifting paving. The technician combined above-ground stations over the workings with in-ground stations along the accessible perimeter.

MethodAbove-ground and in-ground bait stations
ConditionsDownpipe against the wall, vents blocked by growth
OutcomeMonitoring schedule set, fixed quote issued first

Inspection Before Treatment

Every treatment plan starts with an inspection. It establishes whether activity is current, where it is, the species where determinable, and what conditions allowed entry. See our termite inspection Melbourne page for what an inspection covers.

Termite Treatment and Control FAQs

How long does termite treatment take?

One to two hours for a localised treatment, two to four for a baiting installation, most of a day for a full perimeter soil treatment. Colony elimination through baiting continues over weeks to months.

Is termite treatment safe for children and pets?

We use APVMA registered products applied to label by licensed technicians. Your technician gives you the re-entry timing before work starts.

Do I need to leave my home during treatment?

Usually not, particularly for external soil treatments and baiting installation. Where you need to stay clear of an area, your technician says so in advance.

How long does a termite treatment last?

A soil treatment protects while the treated zone stays continuous and undisturbed. A baiting programme protects while the stations are serviced on schedule.

Is baiting better than a chemical barrier?

Neither is better in general. Baiting suits properties where the nest cannot be located. A soil treatment suits properties where a continuous zone can actually be achieved.

Will the termites come back after treatment?

New activity can occur on any property. A treated property stays at risk if the zone is breached or the conducive conditions are never fixed. That is what monitoring is for.

Can I treat termites myself?

Retail products kill the termites at that point and push the rest of the colony to relocate. The colony continues, the activity gets harder to find, and the treatment that follows works from less information.

What should I do before the technician arrives?

Leave any activity undisturbed. Clear access to the perimeter, subfloor entry and roof manhole, and move stored items off internal walls where activity was found.

Does treatment repair the damage termites have caused?

No. Treatment addresses the infestation. Repairing damaged timber is separate work for a builder or carpenter, using the inspection report.

Do you treat commercial and strata properties?

Yes. Work is planned around trading hours or tenant notice, coordinated with the owner, manager or owners corporation.

What is the difference between termite treatment and a termite barrier?

Treatment addresses an active infestation. A barrier is preventive, stopping termites reaching the building. Many properties end up with both.

Does home insurance cover termite treatment?

Termite damage and treatment are commonly excluded from standard policies. Check your own policy wording, as terms differ between insurers.
